Batex - Exemplary Building Brussels

Renovation and extension of an office building and conversion into 85 high-quality one-, two- or three-bedroom housing units which feature spacious south and/or east facing balconies and 8 passive office or retail spaces. This L-shaped passive building consists of 8 floors above ground and a basement covering a total floor area of 2,600 m².
The project includes mainly housing spread over 7 floors, in addition to a few small retail and office spaces on the ground floor. There is a large underground car park with spaces for cars and bicycles.

Sustainable Aspects of the Project

Particular attention has been paid to insulation (minimum 30 cm) and highly insulating joinery.
Thermal solar panels (120 m²) produce 40% of the annual hot water consumption of all the flats
The balconies on the south facade of the building act as sunshades: their 22° slope lets the sun shine through in winter, but masks it in summer.
The project was awarded the title of Exemplary Building 2013 by the Brussels-Capital Region (IBGE)
